Flat roofs in the past were made with multiple layers tar and felt and finally topped with gravel to protect the roof and assist in drainage. These roofs tend to last 10-30 years.
If you have a roof like this and it is coming on 10-30 years you should start thinking of getting it replaced. Signs you should get your flat roof inspected are:
One of our professional inspectors will be able to tell you if you need to get your roof replaced. Roof replacement is not something that can be done as a do-it-yourself project over a single weekend. Total roof replacement takes a lot of skill and the cost for doing it wrong will likely exceed hiring a professional to do it for you in the first place.
There is good news though; new flat roofs last longer. There are several types of material you can choose for your new roof:
The most popular modern flat roofing solutions are PVC and EPDM coming in a close second. At AM Flat Roofing & Sheet Metal, we offer both. PVC roofing is known for its durability, but if will cost more upfront. EPDM roofing is also called rubber roofing, because it is just that: rubber. EPDM is much lower cost that PVC roofing but it still offers many of the benefits of PVC roofing. PVC roofing tends to contain heat better than EPDM so you will see a slight rise in your utility bill if you go with EPDM roofing. TPO roofing is chemically bonded mixed of: rubber, ethylene, propylene, and several other filler materials. It is cheaper than PVC, like EPDM, but has welded seams for more durability like PVC.
No matter which material you choose you will benefit from having a roof you won’t have to worry about for decades. Installation of these new roofs is also way easier than they were 30 years ago. We will need to perform an inspection before the repair in order to give you an accurate estimate and will happily help you choose which solution is best for you.
At the start of the roof replacement we will conduct a second check to make sure nothing was missed the first time. If there is any new problem we will bring it to you immediately. Once that is done we will set up protective barriers and move outside plantar boxes and other items as needed. Don’t worry we will reset everything when we are done. We will do our best to make sure you still have easy entry to your building but please be patient with us if we need to block an exit for a moment.
