As a future building owner, you have a vested interest in protecting your assets. If you are having a new commercial office building constructed in Ontario you owe it to yourself to explore all the flat roofing options available to you. Flat roofs are a common roof choice for commercial and office building for good reason. A good flat roof can be a sound budget choice and last decades protecting your building investment. There are many types of flat roofs that have added advantages for commercial office spaces.
Commercial building roof performance depends on three things: the material selected, the installation technique and the installation company. Whether you are replacing your current roof or installing one for the first time one of the first decisions you will have to make is on the material.
One of the most popular commercial flat roofing systems is a Thermoplastic Polyolefin (TPO) flat roof. TPO is an extremely durable single-ply material that is resistant to ultraviolet, ozone and chemical exposure. TPO roofs can last 20+ years with the right maintenance plan and fair well in harsh environments subject to high winds and chemicals. TPO is also highly heat resistant so it does a great job of keeping heat in and your heating and cooling costs down. TPO requires experienced contractors, like us, to install it correctly.
EPDM rubber roofing is another popular choice. It is also very durable, though not quite as much so as TPO, but it is less expensive. It is also easier to install and repair than most other types of commercial roofing systems. EPDM is resistant to weather and sunlight just like TPO roofing but absorbs more heat so it will cost more to heat your building if you decide to go with EPDM.
PVC is overall the most popular flat roofing material on the market. It is a single-ply membrane that has a high breaking point and can withstand high heats. It is the most durable type of flat roof out there and comes with long guarantees because of it. However, it is also one of the most expensive options upfront.
It’s important to note that local commercial building regulations may have material requirements that exclude some of these options to you. AM Flat Roofing & Sheet Metal Roofing will be happy to discuss with you which options you can choose based on your jurisdictions building code regulations.
